Purpose of Bylaws
The bylaws in Naval Anchorage are established to:
- Maintain a peaceful and orderly living environment for residents.
- Ensure the proper use and maintenance of common areas and facilities.
- Regulate construction activities and architectural styles within the society.
Required Documents for Submission of Drawings
To obtain approval for construction, homeowners must submit the following documents:
- Architectural Drawings: 8 sets, duly signed by both a CDA (Capital Development Authority) licensed Architect and the house owner.
- Structural Drawings: 8 sets, duly signed by both a CDA licensed Structural Engineer and the house owner.
- Forms: 1 copy each of Forms A, A1, A2, and A3.
- Soundness & Stability Certificate: 1 certificate signed by the Structural Engineer.
- Structural Calculation Book: 1 book signed by the Structural Engineer.
- Allotment Letter: 1 attested copy (both sides).
- Site Plan: 1 attested copy.
- Owner Sheet: 1 attested copy.
- Plot Level Sheet: 1 copy.
- Soil Test Report Book: 1 copy.
- Processing Fee Receipt: 1 copy. The fee is calculated as (Total Covered Area x 6) + Security Fee + Water Connection Fee, payable to “PN NAVAL ANCHORAGE ISB MAIN A/C.”
- Soft Copy / CD of Map: 1 CD containing the drawings.
- CCTV Inspection Performa: 1 form.
- Working Drawings: 1 set.
- NOC (No Objection Certificate): 1 required, printed on stamp paper.
- Indemnity Bond: 1 required from the plot owner, printed on Rs. 30 stamp paper.
Important Notes on Submission and Approval
Professional Licensing
All architectural and structural drawings must be prepared and signed by professionals licensed by the CDA.
Standard Processing Time
Approval by NAI (Naval Anchorage Islamabad): 30 days.
Approval by CDA: 60 days.
Urgent Processing (10 days)
